The Seremban City Council (MBS) has taken strict enforcement action by removing the door of a low-cost apartment in Lobak, Seremban, after the tenant failed to settle outstanding rent payments.
A video shared by @mbseremban on TikTok showed MBS officers dismantling the apartment’s door after the tenant had reportedly accumulated tens of thousands of ringgit in unpaid rent, with a monthly arrears of RM150.

According to MBS in the clip, the tenant had been issued multiple reminder notices and warnings before action was taken.
MBS has sent notices and issued multiple warnings for the rent arrears to be settled, but to this day, no payment has been made,” an MBS official stated.

During the operation, MBS officers discovered that a current occupant was not the original tenant.
We found that you are not the actual tenant. How did you enter this house? You are trespassing, you know,” one officer was heard saying in the video.
There was also a tenant who was said to owe RM21,350 in rent.
One of the key moments in the video was some tense exchange moments between tenants and the officers. The tenants confronted MBS personnel, questioning their actions and asking if they wanted people to die due to their strict enforcement.

Netizens divided over MBS action
The video has since gone viral with 2.5M views, sparking heated debates among netizens. While some supported MBS’ decision, others criticised the move.
One user pointed out the unfairness of the situation, saying:
“You already got a PPR house with cheap rent but still can’t pay? Some of us have been applying for PPR housing for ages and still didn’t get it, while we have to rent expensive places.”

Another netizen questioned how the rent arrears were allowed to accumulate to such an extent before action was taken:
“How did it even reach 20k before they decided to take action? DBKL would have cut the water supply after just three months. Give the house to someone who really needs it.”

Some were baffled by how long the tenant seemingly stayed without paying rent:
“Wow, tens of thousands? At RM150 a month, that’s only RM1,800 a year. How many years did they live for free? Must be a good life.”

Others found the rental rate incredibly affordable, questioning why it wasn’t paid:
“RM150 is super cheap. Why didn’t they just pay? 😓”

However, not everyone was on MBS’ side, with some criticizing the harsh action:
“MBS is so cruel…”

MBS has yet to release further details on the next course of action regarding the tenant and the property.
