Anyone who has ever rented a home knows that negotiations can get messy.
But one Malaysian real estate agent recently learned that the real challenge isn’t the rental market… it’s dealing with people whose expectations live in a different tax bracket.
A routine WhatsApp inquiry turned into a masterclass in delusion after a potential tenant dropped a list of “conditions” that made even netizens pause and reread.

The agent posted the exchange on Facebook with the caption:
“Allahuakbar, what a test today. Helping someone does not mean I become their butler.”
And honestly, no one blamed him.
A list of demands that sounded more like a renovation contract
The tenant began by saying she wanted to be transparent and “inform early” before viewing the house. She then laid out a series of conditions that many said were completely unreasonable.
Her wishlist included:
- Air conditioners installed in every room because Malaysia is hot.
- Electricity and water bills shared 50 50 if they exceed RM200.
- The whole house repainted white
- A new kitchen countertop and cabinet
- No utilities deposit, unless it’s under her name.
- Rent fixed at RM1,000
- No tenancy agreement because she does not want to be bound by terms.
The agent, still operating on angel mode, suggested she buy her own home.
Her reply?
“Don’t want. Can’t afford.”

Netizens Could Not Believe What They Were Reading
When the agent posted the screenshots, Malaysians came together in rare unity to drag the tenant.
Top comments included:
“This is the tenant from the lowest level of hell. Wants everything but pays nothing.”
“Your client is really something else.”
“Aircond installation plus shared bills? My brain jammed.”
“If the owner agrees to her terms, tell me. I will outbid. I want to turn on the aircond 24 hours also.”
“B40 budget, T20 appetite.”
Many joked that she wasn’t looking for a rental home, she was looking for a sponsorship deal.
Agent praised for not losing his cool
Despite the tenant’s shopping list of demands, the agent remained calm and professional. Netizens were impressed and lowkey shocked at his patience.
One user delivered the final blow:
“This is not a rental inquiry. This is a renovation proposal. For free.”
