M’sian Questions Why Pay RM1.3mil For 900sqft Near Pavilion When Kelantan Offers A 3,000sqft Pool Villa

Convenience comes at a price. Literally.
A Malaysian man has sparked heated discussion online after comparing what RM1.3 million can get you in Kuala Lumpur versus Kelantan.

In his post, he said some KL residents proudly buy a 900 sqft apartment near Pavilion for RM1.3 million because it is just a five-minute walk away and close to everything.

But in his opinion, the same amount in Kelantan could buy much more.

“You don’t go to Pavilion every day”

He claimed that with RM1.3 million in Kelantan, you could build:

  • A 3,000 sqft villa
  • 8,000 sqft of land
  • Five bedrooms
  • A swimming pool
  • Plenty of space for children to run
  • Easy parking and more privacy

“People don’t go to Pavilion every day. But you live in your house every day,” he wrote.

He added that he was not saying who was right or wrong, just that everyone has their own preference.

What netizens say

However, netizens were quick to respond.

One commenter said his father is one of those who bought a 900 sqft unit near Pavilion.

‘And guess what? He DOES go to Pavilion every day, he wrote, questioning why anyone would want to move to Kelantan instead.

Another netizen commented: ‘The audacity to compare KL with Kelantan.’

A Kelantanese who now lives in KL said the comparison misses the point of owning property in the Golden Triangle.

According to him, it is not about having the biggest house, but about location, infrastructure and investment value.

He listed what he believes KL offers that Kelantan does not:

  1. Integrated public transport
  2. Better public facilities
  3. Well maintained roads
  4. A luxury lifestyle environment
  5. Higher return on investment
  6. More effective local councils
  7. More efficient waste management

Another city-born netizen shared that for those raised in KL or Selangor, convenience is the main priority.

They gave examples such as being able to get Japanese or Mexican food delivered within 30 minutes, or stopping by the supermarket at a nearby mall after work.

Some commenters also brought up issues such as clean water supply.

Another argued that in 10 years, a RM1.3 million property in the heart of KL could potentially rise to RM4 or RM5 million with stronger resale demand, while a similar property in Kelantan might be harder to sell.

‘At 50, I’d still choose a condo’

One 50-year-old netizen shared his perspective as someone born and raised in the city.

With his children grown and no interest in gardening, he said he would choose a condominium anytime.

Maintaining a large landed property can become exhausting over time. Even repainting a semi-detached or bungalow house can cost around RM10,000.
