# 25yo M’sian Earning RM5.5K Torn Between Buying RM400K Home Now & Waiting Until 32

## TL: DR

- Threads user @its_dnxll, a 25-year-old Malaysian earning RM5,500 monthly, asks whether to buy a RM400,000 property now or wait until age 32.
- Threads user @thefuturizts estimates a RM400,000 home requires a RM40,000 down payment and RM1,594 monthly instalments over 35 years at 4% interest.
- Saving RM2,000 monthly for five years accumulates RM120,000 before returns for a future down payment or home renovations, according to one commenter.
- Renting out a newly purchased property allows young buyers to cover monthly loan instalments while continuing to live with their parents.

**Buying your first home is a major milestone, but deciding when to take that step can be tricky, especially when your parents think you should start earlier.**

One 25-year-old Malaysian turned to Threads for advice after his parents encouraged him to buy a house now, despite his original plan to wait until he was 32.

## Comfortable living with his parents

In a post shared by [@its_dnxll](https://www.threads.com/share/IQTeZuh-7), he explained that he earns RM5,500 a month and is considering a property priced at RM400,000, both as an investment and a place to live in eventually.

However, he has no immediate desire to move out.

> **Honestly, I'm quite comfortable staying with my parents right now and my initial plan is to buy a house when I'm 32,” he wrote.**

His parents have been advising him to bring that plan forward, believing that house prices will rise rapidly in the future.

Caught between their advice and his own timeline, he asked others whether he should buy now or stick to his original plan.

## ‘Buying later isn’t losing’

Several commenters felt there was no need to rush into such a big commitment, particularly since he was happy living at home.

One commenter, who identified themselves as a 32-year-old homeowner who bought a property at 24, encouraged him to build his savings first if he had no immediate intention of moving out.

Others questioned the assumption that property prices would necessarily rise rapidly, urging him and his parents to research the market before making a decision.

Another commenter suggested looking beyond his age and considering whether he could still afford the instalments if interest rates increased, whether he would have savings left after the upfront costs, and whether the location would still suit him at 32.

“*Staying with your parents and building a bigger down payment is a solid plan too. Buying later isn't losing,*” they wrote.

## One commenter broke down the potential costs

Meanwhile, [@thefuturizts](https://www.threads.com/share/GSMamGpdO) offered an illustrative calculation of what a RM400,000 property could mean for his monthly finances.

**Using a 10% down payment, the commenter estimated that he would need RM40,000 upfront.**

**For the remaining loan, their calculation put the monthly instalment at approximately RM1,594, assuming an annual interest rate of 4% over 35 years.**

**That would take up roughly 29% of his stated RM5,500 monthly salary, based on the assumptions in the comment.**

The commenter also urged him to consider his other debt commitments, including any car loan or buy now, pay later payments.

## Some suggested saving first

Another commenter, proposed setting aside RM2,000 a month for five years instead.

**That would add up to RM120,000 before any returns, which they suggested could eventually go towards a down payment, renovations or other needs.**

Sharing that they had bought their first home 11 years earlier, the commenter felt he should hold off unless he understood the property market well.

Others suggested exploring cheaper properties or different locations instead of committing to the RM400,000 option immediately.

## Others felt buying young could work

However, not everyone thought waiting was the better choice.

One commenter, who described themselves as a 34-year-old property agent, encouraged him to buy while he was financially able to do so. They suggested that he could continue living with his parents while renting out the property.

Another shared that they had bought their first home at 27 while earning RM4,300 a month.

According to that commenter, the rental income covered the instalment with some money left over. They felt that the location and purchase price were important factors in making it work.

Still, they urged him to establish an emergency fund and arrange health and income protection before moving into investments.

While the replies offered different perspectives, much of the discussion centred on his financial readiness and reasons for buying, rather than simply reaching a certain age.

*Would you buy a home earlier if you could afford it, or keep saving while living with your parents?*
